HouseDossier ("we", "us") operates the website at housedossier.co.uk and provides on-demand property intelligence reports for properties in the United Kingdom.
2. Our service
HouseDossier aggregates information from public UK government datasets and presents it as a single property report. The data is provided for information purposes only and is not a substitute for professional advice, surveys or conveyancing searches.
3. Your account
You may use HouseDossier without an account. Creating an account lets you save searches and access past reports. You are responsible for keeping your credentials confidential.
4. Payments
One-off report purchases are payable in advance via Stripe. Prices are displayed in GBP and include VAT where applicable. Once a report is successfully generated and delivered, it is considered consumed and is non-refundable. We will refund payments where a report fails due to a technical error on our side.
5. Acceptable use
You must not:
- Use the service for unlawful purposes or to defame, harass, or invade the privacy of any third party.
- Attempt to circumvent our access controls, rate limits or paywalls.
- Scrape or systematically copy our content for commercial redistribution.
6. Data accuracy and disclaimer
We take care to source data from official UK government datasets, but we do not guarantee accuracy, completeness, or timeliness. Information such as flood designations and planning decisions can change. HouseDossier reports are not a substitute for a solicitor's search, a survey, valuation, or insurance assessment. You should always consult appropriate professionals before making property decisions.
7. Limitation of liability
To the maximum extent permitted by law, our total liability for any claim arising from your use of the service is limited to the amount you paid us for the report giving rise to the claim. We are not liable for indirect or consequential loss.
8. Intellectual property
HouseDossier branding, software and report layout are our intellectual property. Underlying data is sourced under the Open Government Licence v3.0 and remains attributed to its publisher. You may use generated reports for personal, non-commercial purposes related to a specific property purchase or rental.
9. Termination
We may suspend or terminate your access if you breach these terms. You may close your account at any time by contacting support.
10. Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction.
