Our reason for being

A home is personal.
The research should be clear.

HouseDossier exists to make the information around a property easier to find, understand and use.

From scattered records
to useful perspective.

Property listings show you the home. Public records can help you understand its history, the surrounding area and the questions worth asking. But those records live across different services, each with its own coverage and limitations.

We bring the available information together in a property report for England and Wales. You can explore the preview, choose a report, and save the PDF as a reference for the next conversation.

Our role is to support your research. A HouseDossier report does not inspect a building, establish title, provide a valuation or replace formal conveyancing searches. Your surveyor and conveyancer remain essential to the purchase.

What we believe good research needs

Traceable information

Source notes help you understand where records come from and where to follow up.

A readable report

Clear sections bring property records and local context into a format you can work through.

Honest boundaries

Missing records, approximate locations and estimates need context. An empty result is not an all-clear.

Behind the report

Sources, matching and limits.

Learn how we use address records, public datasets and area-level information, and why coverage differs by property.
