Is HouseDossier a substitute for a solicitor's search?

No. HouseDossier provides publicly available information aggregated from government sources. It is not a formal conveyancing search and should not be relied upon as legal advice. We recommend all buyers commission full solicitor searches before exchange of contracts. HouseDossier is designed to give you early intelligence before committing to expensive searches.

How accurate is the data?

All data comes directly from official government APIs and open data sources. We display the data as provided by these sources with appropriate caveats. Some data points (e.g., gas connection status, estimated property value) are derived estimates clearly labelled as such. Data freshness dates are shown for every section.

What areas do you cover?

HouseDossier currently covers England and Wales. Scotland and Northern Ireland have different property registration and EPC systems - we plan to add coverage in a future update.

How do you handle my personal data?

We only collect your email address for report delivery. We do not create accounts, store payment details (handled by Stripe), or share data with third parties. Email addresses are hashed after 30 days. See our Privacy Policy for full details.

What if data is missing from my report?

Not all data is available for every property. For example, ~35% of UK properties don't have an EPC on the register. Where data is unavailable, we clearly explain why and suggest next steps. You will never be charged for a blank report.

Can I get a refund?

If your report is substantially incomplete due to a technical error on our side, we offer a full refund. Contact us within 7 days of purchase. We cannot refund based on dissatisfaction with the data itself, as we display publicly available information as-is.
