How far back does UK property ownership history go?
HM Land Registry's Price Paid Data dates back to January 1995, so you will see every registered sale from that point onwards. For properties in registered title (the vast majority of properties in England and Wales), the title register also shows the current registered proprietor and any charges or restrictions - but for historic ownership chains prior to 1995, information becomes patchier as Land Registry only began its national digitisation programme in the early 1990s.
Can I find out who owned a house before the current owner?
You can access the current registered owner through a Land Registry title register search (which costs £3 direct from Land Registry). Historical owners are not publicly available through a simple search - ownership history before the current registration is recorded on the title deeds, which can be requested but are not always straightforward to obtain. Our report shows all sale transactions recorded on HM Land Registry since 1995, which reveals ownership change dates even where names are not published.
Will a property history search reveal if a property has been repossessed?
Land Registry data shows sale transactions but does not explicitly flag repossessions. However, a sale substantially below market value, sometimes accompanied by a mortgage lender (rather than an individual) appearing as the seller, can indicate a repossession. Our report highlights transactions where the sale price appears significantly below the local average at that time, which may warrant further investigation.
Does the property history include planning applications?
Yes. Our Full Dossier includes planning application history retrieved from the local authority's planning portal via the Planning API. This shows all applications, decisions, conditions and appeals - including any that were refused or later discharged. This is particularly useful for identifying previous unauthorized works, extension approvals, and any enforcement notices.
Can I find out if a property was built on industrial land?
Our report checks the British Geological Survey's GeoSure dataset and historic Ordnance Survey maps (via the National Library of Scotland) for evidence of previous industrial use, including former colliery workings, landfill sites, and chemical works. This data is particularly important in post-industrial areas of the Midlands, Yorkshire, South Wales, and the North East.
How do I find out the original build year of a house?
The approximate construction era is estimated using Ordnance Survey historical map series, which document when streets and buildings first appeared on national mapping. Our report provides a construction era range (e.g. 1930s–1950s) rather than an exact year. For a precise build date, you would typically need to consult the original planning application or the deeds.
