Being within the catchment area of an Outstanding-rated school adds a measurable and persistent premium to property values - research consistently estimates a 5–25% house price uplift for properties in Outstanding primary school catchments compared to equivalent properties served by Good-rated schools.

But school ratings change. An Outstanding school from five years ago may have been re-inspected and downgraded. A school that was Requires Improvement when you bought may have been transformed under new leadership. School Catchment Areas - Frequently Asked Questions

Does living in a catchment area guarantee a school place?
Not necessarily. Catchment areas are a significant factor in school admissions, but most schools use several criteria in order: looked-after children first, siblings of existing pupils, then distance from school (either as the crow flies or by walking route). Catchment areas are guidelines - in over-subscribed schools, even pupils within the nominal catchment area can be refused if all places are taken by siblings and those closer to the school. Our report shows proximity to schools but cannot guarantee catchment eligibility.
How often does Ofsted inspect schools?
Ofsted inspects schools on a risk-based schedule. Schools rated Outstanding under the pre-2023 framework were temporarily exempt from routine inspection under the previous 'exemption' policy, but Ofsted reverted to inspecting all schools under the new inspection framework from September 2023. Schools rated Good are typically inspected every four years. Schools rated Requires Improvement or Inadequate are inspected more frequently. Our report shows the last inspection date so you can assess how current the rating is.
Are faith schools included in the school catchment check?
Yes. Our report includes all state-funded schools registered on the Department for Education's Get Information About Schools (GIAS) database, including Church of England, Roman Catholic, and other faith schools. Faith schools have their own additional admissions criteria (typically requiring evidence of religious practice), which are separate from and take precedence over distance criteria. These are noted where applicable.
Does school quality affect house prices?
Consistently, yes. Research from the Department for Education and Savills has found that properties within the catchment area of Outstanding-rated schools command a premium of 5–25% compared to equivalent properties in the same area served by lower-rated schools. The premium is most pronounced for Outstanding primary schools in urban areas. What is the difference between a Free School and an Academy?
Academies are state-funded schools that operate outside local authority control, funded directly by central government and run by an academy trust. Free Schools are a type of academy set up by parents, teachers, charities or community groups and opened under the free school programme. Both are inspected by Ofsted and must follow the national curriculum core subjects. Our report distinguishes between local authority-maintained schools, academies, free schools, grammar schools, and independent schools in its school listings.
Can I appeal if my child is refused a place at a catchment area school?
Yes. All parents have the right to appeal against a refusal of a school place to an independent appeal panel. You must request an appeal within 20 school days of the refusal. Appeals are heard by an independent panel who will assess whether the school applied its admissions criteria correctly and whether the refusal was reasonable.
