What is included in a HouseDossier report?
Every Full Dossier covers 70+ data points across 15 areas: identity, sale history, EPC, environmental risk (flood, ground, radon, contamination), planning, financial, schools, crime, connectivity, environment, history, AI executive summary, data sources and methodology.
Where does the data come from?
All data is from authoritative UK government sources: HM Land Registry (sold prices), Environment Agency (flood), Ordnance Survey (address), Ofcom (broadband/mobile), MHCLG (EPC), Historic England (listed buildings), BGS (geology), Coal Authority (mining), Police.uk (crime), Ofsted (schools) and ONS (deprivation, demographics). All under the Open Government Licence v3.0.
How fast is the report delivered?
Most reports are generated within 60 seconds. Sections stream in live as each API returns. You can start reading as soon as the first section completes.
Is this a substitute for a solicitor's search?
No. HouseDossier is an information and research tool, not a formal conveyancing search. Use it to research before making an offer, or to understand your solicitor's search results once they arrive.
What areas of the UK do you cover?
England and Wales are fully covered. Scotland and Northern Ireland have different land registry and planning systems; we plan to extend coverage in future.
Can I get a refund?
Yes. If your report fails to generate due to a technical error, we refund in full. Once a report has been successfully generated and delivered, it is non-refundable. Contact us if you have concerns.
How long is my report valid?
Reports reflect data available at the time of generation. Online access is available for 30 days; we recommend downloading the PDF for permanent access. Data such as flood designations or planning decisions can change.
Do I need an account?
No - you can generate a report without creating an account. Signing up makes it easier to access past reports and save properties you're researching.
How do you handle my data?
We follow GDPR. We do not sell your data. Property data we retrieve is held against the report for 30 days and then deleted. See our Privacy Policy for full details.
Can I use HouseDossier for buy-to-let or commercial property?
Yes - most data sources cover residential and commercial property. Buy-to-let landlords typically pair the Full Dossier with our planning history check and crime statistics to evaluate yield risk.
