What is included in a HouseDossier report?
The Full Dossier brings together available records across these research areas: identity, sale history, EPC, environmental risk (flood, ground, radon, contamination), planning, financial, schools, crime, connectivity, environment, history, AI executive summary, data sources and methodology.
Where does the data come from?
Sources include HM Land Registry (sold prices), Environment Agency (flood), Ordnance Survey (addresses), Ofcom (postcode broadband coverage percentages), MHCLG (EPC), Historic England, BGS, Coal Authority, Police.uk, DfE Get Information About Schools (school names, recorded phases and approximate distances) and ONS. School inspection findings need a separate Ofsted or Estyn check, and postcode broadband figures do not confirm service at one home. How fast is the report delivered?
Reports gather information from multiple services. Sections become available as the checks complete; timing depends on source availability and the property.
Is this a substitute for a solicitor's search?
No. HouseDossier is an information and research tool, not a formal conveyancing search. Use it to research before making an offer, or to understand your solicitor's search results once they arrive.
What areas of the UK do you cover?
Our service focuses on England and Wales. Coverage varies by source, and some datasets cover England only. Scotland and Northern Ireland have different land registry and planning systems; we plan to extend coverage in future.
Can I get a refund?
Yes. If your report fails to generate due to a technical error, we refund in full. Contact us if a report is faulty, incomplete or not as described. See our terms for the applicable cancellation and refund information.
How long is my report valid?
Reports reflect data available at the time of generation. Online access is available for 30 days; we recommend downloading the PDF for permanent access. Data such as flood designations or planning decisions can change.
Do I need an account?
No - you can generate a report without creating an account. Signing up makes it easier to access past reports and save properties you're researching.
How do you handle my data?
We use the information needed to provide reports and any account you choose to create. Payments are handled by Stripe. Our Privacy Policy explains the information processed, service providers, retention and your rights.
Can I use HouseDossier for buy-to-let or commercial property?
You can use the available research to inform a buy-to-let enquiry, but the report does not establish rental income, investment returns or legal compliance. It is designed primarily for residential research; specialist commercial due diligence requires appropriate professional advice.
