What data sources do you use?
HouseDossier pulls from authoritative open government datasets: HM Land Registry (sold prices & title data), Environment Agency (flood risk), Ordnance Survey (property location & boundaries), Ofcom (broadband & mobile coverage), MHCLG (EPC ratings), Historic England (listed buildings), BGS (geological data), police.uk (crime data), and Ofsted (school ratings). All data is sourced under the Open Government Licence v3.0.
How quickly will I receive my report?
Most reports are generated within 60 seconds. Our system queries multiple government APIs in parallel and compiles your report immediately. Sections stream in as they complete - no waiting for the full report to finish.
Is this a substitute for a solicitor's search?
No. HouseDossier is an information and research tool, not a formal conveyancing search. It does not replace the official Local Authority Search, Drainage Search, Environmental Search, or other searches required by your mortgage lender during conveyancing. Use it to research a property before making an offer or to understand your solicitor's search results.
What areas of the UK do you cover?
Currently we cover England and Wales, where the underlying government datasets are most comprehensive and consistently available. Scotland and Northern Ireland have different land registry and planning systems; we aim to extend coverage in future.
Can I get a refund?
Yes. If your report fails to generate due to a technical error on our side, we will refund you in full. Once a report has been successfully generated and delivered, it is non-refundable as the data has been gathered. Please contact us if you have any concerns.
How long is my report valid?
Your report reflects data available at the time of generation. We recommend treating it as a point-in-time snapshot. Reports are accessible via your download link for 30 days. Data such as flood risk designations or planning decisions can change over time - for the most up-to-date position on a specific point, consult the relevant authority directly.
