No - and we are clear about that. A RICS Level 2 HomeBuyer Report (£400–£800) or Level 3 Building Survey (£600–£1,500) involves a qualified surveyor physically inspecting the property, testing drains, identifying structural movement, and assessing the roof, walls, and services. Our report uses government datasets and satellite data - it cannot see inside the walls or under the floorboards. What it can do is tell you whether the external risk factors (flood, subsidence, radon, contaminated land) warrant a more detailed physical investigation - and help you decide whether to proceed to a survey at all.
What types of property survey are available in the UK?
RICS recognises three standard survey levels. A Level 1 Condition Report is the most basic, giving a simple condition rating (Red/Amber/Green) for each element - suited to newer, conventional properties. A Level 2 HomeBuyer Survey includes more detail and a separate market valuation. A Level 3 Building Survey (formerly a Full Structural Survey) is the most comprehensive and is recommended for older, larger, or unusual properties.
