Who writes the guides

HouseDossier publishes these guides under its team byline. We use AI tools to assist with research, drafting and presentation. A HouseDossier byline does not indicate that an article has been reviewed by a solicitor, surveyor or other qualified adviser.

Sources you can follow

We use official publishers such as HM Land Registry, government departments, local authorities and the organisations responsible for a dataset. Guides link to sources so you can check the underlying evidence, definitions and current position. Our data sources page explains the records used in the product.

Worked examples are illustrations, unless explicitly identified as observations from a named dataset. Estimates, mapped indicators and missing records should not be treated as confirmed facts about a particular home.

Place and date matter

HouseDossier property research covers England and Wales, with availability varying by source and location. Some guides discuss a service or rule that applies only in one country; check the stated scope before applying it to a property. Scotland and Northern Ireland have separate systems.

Each guide displays its publication date and a later update date when recorded. Source access dates are included where available. Fees, rules and services can change after publication: check the linked publisher for the current position.

Research and professional advice

A guide or property report cannot determine whether a home is structurally sound, confirm its legal title, establish insurability or guarantee a school place. Use the information to prepare questions for the relevant authority, provider or qualified professional. Read our report limitations.
